of price, condition or location. The beauty of staging and designing your space with Feng Shui principles in mind, requires very little or no extra cost on your part and generally gets you a better price for your home. The objective here is to make your home and property stand out as an excellent buy among all the other houses in your neighborhood that are similar in price. 

 

There are 3 major steps to selling your home and one is that we want to capture only the optimistic buyers out there looking.  Placing the sign in the appropriate area will do just that. We all know someone who is optimistic will find a way to buy the home they fall in love with.

 

Making sure the owners and all of the occupants are really ready to sell is a key factor. The uncertainty of the mixed energy can slow the process and hurt the sale. What most homeowners need to understand, is that the way a home should be presented for resale and the way you live in your home are two completely different things. Feng Shui goes National 

 MONMOUTH JUNCTION, N.J. — Although the National Association of Realtors does not track how many real estate agents use Feng Shui, there are signs that its appeal is broadening. Realtors are flocking to seminars on harnessing its principles to sell homes.

“Feng Shui is really not about investing a lot of money because most of the time our clients have the proper things. They’re in the wrong places, Feng Shui-wise,” said Shelley Mengo, who runs a Feng Shui consulting business in New Jersey called Healthy Life Feng Shui, formerly Harmonious Living.

As you know, your vacant and foreclosure listings, if sitting on the market for long periods of time will bring the property values down. If they're not used or maintained, they pull down the overall quality of the area making it more difficult to find a buyer. The longer they stay on the market the better chance of jeopardizing your commission.  As an investor you may also have a problem flipping a house quickly. Many people are looking to make a few quick dollars and have the same idea so developments become over saturated with homes for sale.   

An increasing number of buyers believe the principles of Feng Shui will give them a happier home. I know Realtors want to help "fine-tune" a house that doesn't seem to attract the attention it should so why not call me in to help.

What is the shape of the house?  Shapes of homes are something to consider as well.  Irregular shape homes in Feng Shui have missing corners and missing directions.  Chi/energy has a difficult time moving around freely.  Don't think what we feel when we enter a space doesn't have an impact on our decision to stay or retreat.  Location, location, location is all well and good but don't forget Feng Shui, Feng Shui, Feng Shui.  We all have been in a home where we feel comfortable immediately, we want to stay but if we feel uncomfortable we can't wait to leave (Intuitive Feng Shui).  No time for second chances!  Feng Shui deals with how a house feels (the chi/energy) therefore we need to create a balance using the yin/yang and 5 Element theory which will make that house feel more like a home to the buyer.  

By applying Feng Shui principles such as five element theory (balancing the elements so as not to create a destructive cycle), compass theory and tools such as my dowsing rods, pendulums and essential oils I can help make the house more desirable and sell even your difficult properties with ease.  Your part is implementing the changes I suggest in a reasonable amount of time but having fun doing it.

Tip: If a house is advertised as a bargain, the history of the house and land is something I would investigate.

 I met a family through mutual friends who liked a house in the Charleston area of South Carolina that had been on the market for a year.  Being on the market for one year was a Red flag already to me, but because of the square footage and the low price they opt to put an offer on it anyway.  After talking with them about my concerns I was asked to dowse the property to see what I could find.  I found that the house was sitting on a huge body of underground water.  An inspection confirmed the water issue and the buyers backed out of the contract.  Another issue was the shape of the property.  The lot had a wide entrance and the yard was narrow.  This causes the chi to escape the property without benefiting the home and its occupants.   "If it's too good to be true it probably is".
